Any offers must be presented
I am writing this post today after my open houses because I feel something needs to be cleared up. Today I had a gentleman with his family come through our listing at 333 Channing Way who said the price was out of his range. His out of town agent has been tellling him not to lowball any homes he is interested in. I ventured a little further and found that his out of range is about $30,000. 
Of course I have no idea what my sellers bottom line is but for a home being on the market for 60 days already with a drop in price about a month ago offering $30,000 under a list price is hardly considered lowballing. I explained to him that offering that amount within a few days of a price reduction or offering $50,000 or more might be considered lowballing, but I would hardly consider an offer of $30,000 lower than a list price an insult or lowball offer.
I don't know what to think of an agents comments as such. Are they looking for the bigger paycheck, are they out of tune with today's market? I was flabbergasted at his comment. Agents, when the market was robust of course this was unheard of but THE MARKET HAS CHANGED, dramatically, it IS a buyers market, please, please, please get familiar with the areas your clients are interested in.
Our sellers will look at any and all offers submitted, an offer is only a starting point, we as realtors are skilled negotiators, negotiate.
