What Is It?
As Realtors specializing in home sales within the city of Alameda, it is a question that frequently arises. I am talking about types of homes for sale in Alameda. There are only four differing types within our city limits. They are single family homes or "detached" for short, duets, townhomes or townhouses and condominiums. The latter three seem to be the most confusing. To try and clear the air I'll give a brief definition of the types. I will start with the single family home, the highest in value, to the condominium complex.
- A single family home or detached home does not share any walls with its neighbors. However a zero lot line may place a neighbor's living space next to your garden or flower box. They also can be in a "Planned Unit Development or PUD" which is a fancy name for a Homeowners Association (HOA) which may have HOA monthly dues.
- A duet is probably one of the most confusing styles. It is not a townhome. Think of dual when referring to duets. They are two homes sharing one insulated wall and you will only find them in pairs of two.
- A townhome is right in the middle of the three. You will find townhomes in rows of three or more. They may or may not share two walls but they almost always share at least one wall. Occasionally you will an oddity where there is a detached townhome but not very often. We find that many people coming through our open houses a lot of the time refer to them as condominiums.
- Lastly a condominium will almost always share three walls with its neighbors. Usually on the left or right or on the top or bottom sides.
All of the above can be in a Homeowners Association (HOA) which may have HOA monthly dues except for the condominium which has its own class, and you guessed it a condominium development which may have monthly dues.
